We rented a property to the Council on 4th September 2017 through their letting agent who at the time confirmed that the tenant has full entitlement to the agreed rent entered in tenancy agreement which will be paid through Universal Credit and gave us one month advance rent and 3 months deposit guarantee.
Tenant on fits irst rent due paid £10.00 less than agreed amount and in the second month paid no rent stating that he/she received about half the rent from Universal credit and paid nothing towards the rent.
On contacting the letting agent we were advised that she is under 35 and suppose to be move in the property with a child who is living with her ex or separated partner and as such tenant rent has been revised.
Letting agent is saying that we should issue section 21 to the agent on 4th January 2018 to get the possession back
Also she is not replying to our phone and text messages to find out her intentions on issuance of section 21 Notice.
Kindly advise what we can do and it is possible to enter property to see that it has been maintained and no damage has
done to it.
