In a recent accident caused by broken water pipes the tenant's bed gets damaged . The tenant claims the bed was 360 when purchased new five years ago and demands exact bed as a replacement. The tenant refuses the offfer of a similar size bed.
The tenant has Contents insurance but is now happy to make a claim because of the excess policy and possibility of premium increase. The landlord has offered to cover the excess and any possible premuim increase. What are the rights and responsibilities and rules in such cases?
