AST terms to protect against damage by pets
I have a 4-bed house let to students as a group on an AST. They have been good tenants. Two of them want to re-let next year with one of the new tenants bringing her cat. The other tenants have no objection.
Can anyone please offer reference to specific wording of terms I can put in the AST contract to protect me, so that I may reclaim any suspected cat damage from the deposit and recover costs of any cleaning, flea-infestation, etc.
And also, to have the right to terminate the cat residency in the house if necessary.
