Carpet replacement - wear & tear
I have some long term tenants and because of central heating issues I am paying an excessive amount to get the whole house re-pipe. As part of this, laminate flooring upstairs needs to be removed. I have ask the tenants about replacing this but have responded saying could I pay for the other carpets areas to be replaced stating it is worn (It is over 10 years old).
As long term, good tenants I always met my responsibility no matter the cost, but I also don't charge them near as much rent as I should.
They have an Assured shorthold tenancy from 2014.
Am I responsible to replace worn carpets for existing tenants. I would point out that they have been in the property for 4 years and have decorated (and carpeted) elsewhere out of there pocket.
