Some landlords tend to be particular about whether tenants are keeping their property clean and tidy. Unfortunately you do not have any control over how tenants look after property. Once the property has been let, it is to a major extent up to the tenants how they use it. You cannot stipulate that they do extra cleaning and tidying if on your inspection of the property, you find the tenants are not keeping it to your standard this might be regarded as harassment. If, however, actual damage of a serious nature is being caused by the tenants, then you could sue for possession under Section 8 of the Housing Act 1988, but this ground for possession is only discretionary. However, at the end of the tenancy, if any damage has been caused, as landlord, you may claim the reasonable cost of repair/replacement from the damage deposit.
