Whose the Landlord ?
My Tenant at a Chinese Take-away has the right in the Lease to sub-let the upstairs part of the premises and is proposing to divide the floor into three separate lets with en-suite facilities. Given the changes to HMO definitions, will my tenant need to apply for an HMO licence. If she violates any regulations even if it is not an HMO who will be the Landlord responsible? Am I the Landlord say for Gas Safe Certification or is she?
