One of my HMO tenants locked himself out of his room. I always endeavour to help out if possible but on this occasion (late at night and I'd had a drink so couldn't drive) I was unable to help so advised him to ring a locksmith. Unfortunately instead he decided to force open the door, causing damage to the frame and lock. He has admitted this and is willing to pay for the damage, but what I want to know is: is this criminal damage and could I report him to the Police? At the moment, although he said he will pay for the repairs, I can see him doing exactly the same again in the future, so it would be good to know if he is breaking the Law as that would be a better deterrent that just breaking the tenancy agreement. Thanks
