In one of my properties, I purchased a brand new Bruno mattress (£500) with a mattress cover for a tenant (yes a mistake I know as was my own home that I was letting out). The check in report does clearly mark the mattress and mattress cover as new. It's now stained considerably & unlikely to be cleaned with Rug Doctor (probable seeped in). Am I correct in assuming that the full cost of replacing the mattress is taken out? Tenant is not disputing the stain, just the extent of damages recoverable.
