12 month tenancy agreement started 12/7/17.
Estate Agents found the tenant, we are managing the property but paid them to do a periodic review.
Client missed one months rent - month of Feb 18.
It was agreed we would take the missing month over the remaining term.
March rent plus extra amount was paid.
April not received. So we are in month and most of another month behind.
Had to get the gas safety certificate done client was not responding to my emails, telephone calls or texts. Aprils rent was not due at that time.
Found the smoke alarm downstairs had been removed - the estate agent said it must have been there when they did their check in February and the kitchen door has been removed.
It also looks as if his mother has moved in.
How soon can I issue a section 21 notice and as he works in a local shop can I call in to see him there?
What should I do about his mother? I assume its his mother because its ladies clothing on a hanging rail and her birthday cards are on display. Knitting books are on the book shelf. The tenant is a single male.
