Hi. It has been brought to our attention today that our tenant of 10 months (on an AST) is subletting to another male and 2 children. To add insult to injury they are both dealing drugs from the house. Our tenant has been late with the rent for the last 2 months and still owes some from last month although we have received this months rent in full (minus the arrears). Our property is in Wales and I am licensed under rentsmart Wales. The tenancy agreement we used is the AST from the RLA which doesn't mention illegal activity being in breech of the tenancy but I guess the antisocial aspect of the iactivities are covered by it. Obviously we want them out and sooner rather than later. Any advise would be welcome. Tia.
