211 Thanks

I have a tenant who has been with me for ten years. I have decided to sell the property, and wish to serve notice. Do I use section 21(1)? I have given them a new AST every year for the past three years - previously we ran on periodic. The only reason I gave them an AST recently was to confirm a gentle annual rise in the rent, which hadn't changed since the beginning of the tenancy.
I have written a formal letter, explaining our reasons for selling. The tenancy ends mid August, I want to give them as much time as possible to find a new home.
Thank you for your help.
