Hello everyone just after a bit of advice.

My tenant has just contacted me to say she could hear scratching and today found a small hole in the carpet where something has come in. It's a block of flats, who is liable to look at the issue?
I have contacted the local authority to arrange someone to come out asap. What do I do with my tenant in the meantime? This is a tenant who has done everything she can to get evicted & although I don't think she would stoop this low but I just want to make sure her children are not at risk.
The rent is due in today & wondered why it hadn't gone in and at 12 noon she started sending e-mails.

I have had great advice before due to my horror of a tenant and in November I start the eviction process, we cannot wait!!
