I am still very confused and am sorry to return to this.
I messed up and issued a AST 28th August 2016. No EPC done, the gas safety of the time is missing but I have one done from 8th may 2018 and and epc done on same day. Right to rent is in place
Am I now able to issue a valid Section 21?
This one is a real problem as no rent being paid, and unwilling to engage with me.
I accept I made a mistake letting them just move in, but my failure should not stop me ever issuing notice surely?
