I have a property that has polystyrene ceiling tiles in the toilet (@1m x 3m). This is a separate toilet room with no sources of ignition apart from the light. There are no means of window escape via the room. The tiles have not been painted. To remove the tiles will incur cost/hassle as there is coveing in the room.
I have a letting agent who claims they are illegal and must be removed prior to re-letting. My argument is that where they are located they will not either impede escape from a building or promote/accelerate a fire that is already well underway. Smoke detectors on each floor are fitted.
