Is a NTQ from TENANT better than a s8 from LANDLORD?
• If a tenant serves a NTQ and then does not leave, can the landlord goto court without any further notice being served?
• Additionally, would the tenant have the right to counterclaim like with a s8 notice, or would it be the same as if a s21 was served?
• If a NTQ would be same as s21 then could a landlord legally ask tenants to serve a NTQ at the beginning of the tenancy [to expire after the fixed term], and would landlord then be able to evict without any of the s21 problems, but still without the threat of a counterclaim!!
