Some landlords wish to redecorate their let property while a tenant is still in occupation, denying the tenant access while the work is in progress. If landlords do this, they should either find and pay for suitable alternative accommodation for the tenant whilst the work is being done, or allow the tenant not to pay rent for this period of time. Remember, though, if the tenant does not want the redecoration done, he can refuse access for this. If this situation arises, and the landlord still wishes to redecorate, he must either negotiate with the tenant or seek repossession under section 21 of the Housing Act 1988, in order to do the work when the property is empty. Alternatively, some landlords allow the tenants to redecorate.
