Hi all,

Need a bit of urgent words of assistance. I'm completing on an auction purchase of a house today. The vendor's solicitors have been unhelpful through the whole process, and have now only revealed that there are rent arrears of around £1,000. I appreciate that this is an issue for the tenant and soon to be previous landlord, but it also could impact on me in the future as the tenant isn't as reliable as I had previously thought.

I'm about to issue a new 12 month AST, which I understand the tenant can choose to ignore. Alternatively, I'm also thinking about issuing a Section 21, but I don't know which path to go down. Can anybody offer any words of advice?
