Assured Shorthold tenancy agreements should specifically exclude the tenant from using the property for business purposes. If a business is operated from the property, and the business use becomes significant, the tenancy may be governed by the law relating to business tenancies, which are very different from those for residential tenancies. Landlords of residential tenancies will not want these laws forced on them. Also, landlords will not want the extra traffic of people visiting their property. However, many people nowadays operate small ecommerce businesses from home. This may be OK if you can classify them as a hobby. If they grow, and the tenant needs to register for VAT, for example, he should rent commercial premises for the purpose.
