What formal steps are necessary? Is it enough to just let it lapse, or should an agreement to end it by mutual consent be formally put in writing? The current tenant is in practice going 12 days early, and I've been able to re-let the property with the new tenant moving in the day after he goes. I've already agreed with current tenant to refund him the ££ for the number of days he won't be occupying the property, up until the end of his term. We get on well (we were friends before he moved in actually, and pleased to say we remain so! but his circumstances have changed & he's moving closer to his work).
