If appliances at a rented property become unsafe or are in need of repair, whose responsibility is it? The landlord is responsible for any appliances which have been let out with the property, and which belong to him. An appliance is deemed to have been let with the property, even if it has only been left in the property and the tenant has been told not to use it. However, if the damage is the fault of the tenant, and cannot be classed as fair wear and tear, then the tenant is probably liable. If the appliance is gas, the landlordís duties are covered by the Gas Safety (Installation and Use) Regulations.
