Bathroom Maintenance - Deductible or not

Hi All,

If a tenant needs maintenance work carried out to a bathroom involving work to the concrete floor (Collapsed drain causing issues), would this be classed as maintenance or improvement? The bathroom stuff removed for the work (tilled floor, Shower tray) would be replaced like for like.

The house was my residence, but I've now moved out and am letting the home.

Cant seem to find a straight answer online, and just want to know if i'm writing off the cash or can claim it back at the end of the tax year. Property will net around £4,800pa , and the cost of repair has been quoted as £1,600
