Tenant has left the property 2 months into a 12 month the contract with only 10 days notice complaining about location and cost of rent (neither of which have changed).

My problem is I didn't get the deposit into a scheme within 30 days and now they want there full deposit back.

Is the tenancy agreement effectively useless now because I messed u and didn't protect the deposit or is the tenant still liable for rent payments until I find a replacement?

Thanks in advance
