Dear Sirs,

We pay a full management fee to our real estate agency to handle all issue concerning our rental property. We recently had a tenant moving out, that left some mattresses and furniture behind. The real estate office organised the removal and cleaning of the property and prepared the place to be let out again. The cost of the removal and cleaning was deducted from the previous tenant's deposit.
After a void period of approx. 3 weeks, the new tenant moved in and the first day noticed bedbugs in the property. Our real estate agent organised an inspection only to confirm.
Now we are faced with a bill of £690.- to get rid of the bedbugs.
My question is:
Shouldn't have the real estate agent ordered (or at least suggested) and inspection immediately after the removal of old mattresses?
Should this cost have come out of the previous tenant's deposit? If so, is there a way to get money back even-though the deposit has been paid back already?
Can the real estate agent be held responsible for this cost....or at least part of it?
