Hi, I have a tenant who is 2 months in arrears. They have been in the property for over a year. This is their 2nd tenancy agreement which started in August for 6 months. Since the start of this tenancy they have not paid rent. Recently they have started claiming things are wrong with the property and that is why they are not paying the rent. However they didn't pay August's rent and they did not say any thing was wrong then. For instance there was a plumbing problem which could have been deliberately caused but anyway I had that fixed. I want to know how I can get them out asap. What's the best process Thanks
