A 2006 edition of Palgrave's Lnadlord and Tenant Law says that there exists the 'very old remedy' of distress, a landlord's right to seize tenants goods (with certain exceptions) where there is unpaid rent, and give notice to sell these after 5 days. There is no mention of any restriction on this under the Housing Acts. Has anyone used this with success, and is there a risk the police would support a tenant who said this was theft?
