How can access my property to carry out a safety inspection
I have a text message - from my tenant apologising and inviting me to check the house ‘whenever’ (After I discovered someone had been smoking illegal drugs in the house).
Can I enter the house and do an inspection on the basis of his text message? My tenant has ignored two of my requests for him to give me a specific time and date. I appreciate my tenant is maxed out with his work and I don’t want to harass him, but I need to check smoke alarms haven’t been tampered with etc
I’ve read that text messages won’t stand up in court.
My solicitor advised I need to give 24 hours notice in writing.
Are you able to confirm exactly what I need to do and also what my tenant needs to do - so I can legally enter the house to carry out a safety inspection?
