Quickest and easiest way to get a court order to get a tenant to leave
My tenant has breached several clauses in the tenancy agreement.
The main ones being late payment of rent and subletting.
I found out yesterday the tenant is subletting - should I serve the section 8 straight away - I donít want to end up in a position where the person subletting accrues any rights to stay at my property.
I have to wait til 2nd Nov before I can serve a section 8 for late payment of rent.
Iím just wondering what actual proof I need regarding the subletting? I feel itís going to be tricky to prove a although the guy subletting admitted to us he was subletting, he moved out once ....but now heís back - my tenant could presumably just say he has a guest ???
