I have a HMO and just recently went to change the boiler controls in common area and the tenant called the police saying i am tampering with the boiler when in fact i was changing the thermostat old one with Inspire Home automation as tenets used to keep boiler on full blast and keep windows open. Also on checking i also found they have tampered with boiler controls and pressure valve has been left open and pressure was till 3.6 bar.
So the question:
1) Do i need to give notice to access common area?
2) Do i need to give notice so i can show other vacated room for rent?
Note i have 3 rooms which are under section 8 proceedings for rent areas as i did not reference them.
