Confused by short term lets & the laws that apply....
I'm thoroughly confused by short term lets and the law.
I mean the type where a property is rented room by room, to, for example, people who are working away from their own home for 3 months. So, for example a 5 bedroom house where all 5 rooms are let individually to people who are there temporarily (but several months) & do have another home elsewhere.
How do you avoid creating an AST?
Would the house in the eg. above be a HMO under the Management Regs?
Does HHSRS apply?
Would it require a licence?
Can anyone make this a bit clearer for me, because my brain is starting to feel a bit scrambled after wading my way through legislation all afternoon.
