My LHA tenant of 6 months has complained that the garage roof is leaking and the things she is storing in there(ex-stock of children's clothes from her previous business) are getting damp. After inspection by a local roofer it seems the whole flat roof needs replacing. The cost of this is prohibitive so I have explained this to my tenant and suggested she should probably look for a secure storage unit locally where her items can be kept in dry conditions. She has now said she won't stay unless the garage is made dry. What are my obligations regarding the state of the garage roof?
