Hello fellow landlords

I have a tenant who has lresided in my property for 22 years. In many ways she is an ideal renter because I never hear from her. She has always paid £ 400 pm and Iíve never increased it even though the market rent is £. 500 + the argument being itís better the devil you know etc.

Recently however she has unilaterally dropped the rent to £300 citing personal fianance issues and Iíve decided that I want to bid a fond adieu.

She signed a tenancy agreement in April 15 and has not been renewed (so predates Oct 15 rules) there is no deposit in place and I have an up to date GSC and EPC.

Can I just serve a 21 or do I need more documents / ducks in a row ?
