my rental property has an epc certificate dated 2010 with a value of F. The current tenant moved in in 2014 on an AST. last renewal was May 2018. Reading through the guidance, i think that i should have made improvements and obtained a new epc before the May 2018 renewal. I did, however, have the whole property double glazed in 2015 (to replace single glazing) and a combi boiler fitted in 2016 ( to repace old back boiler). The installer assured me that this would improve the epc rating to D or E but I am worried that, although this is almost certainly the case, my failure to commission a fresh epc prior to the may 2018 renewal may still leave me at risk of prosecution.
