my previous tenants caused damage to an outside manhole cover by parking on it, it was on the path leading upto the house. we had to get an emergency plumber out because of the raw sewage present and the tenants agreed verbally to pay for it, however when push came to shove and their tenanct was up they moved out and did not want to pay so we stopped it from their deposit. they took us to the arbitrator and despite all our efforts we lost surprise surprise, why do landlords always !!!!!!!!! lose, even when we are good ones and have done everything by the bloody book. where do i go from here? is there any further action I can take against the tenants, they were bang out of order, told lies and all sorts. I am really !!!!!!!! off.
Also have new tenants going into shared flat and now I am trying to find ways around the scheme, any ideas?
