I have an unmarried couple who wish to rent a property from me. They have both been referenced OK but wish there to be only one name on the tenancy agreement.

Apparently the male partner has a child from a previous relationship and if both have names on a tenancy agreement it will impact his maintenance by 200 a month as he is deemed to be 'living' with someone.

Are there any implications I need to be aware of if I allow him and his partner to move in with just his name on the AST?

I have suggested to my agent that maybe we should get them to sign two AST's - one with both names and one with just his. We can 'file' the AST with both names and only use it if we have a problem.

Any thoughts?
