Paying tenant to leave

I have a tenant who does not appear to likely to leave without court action. 3 months behind on rent and unwilling to discuss - avoids any contact.
Looking to commence section 8 process (cant use s21 as didn't fulfil all responsibilities at start of tenancy!).

My question is whether I should offer tenant a monetary payment to voluntarily leave. In the long run, it will probably save me money, and I am unlikely to recoup the lost rent.

If I do offer tenant money to leave, if he refuses and I go down section 8, would the court look unfavourably on me offering the tenant to move out?

I am trying to be reasonable (unlike my tenant) - the flat has basically been trashed (raided by police) and is going to need a full refurb when I eventually regain possession.

Would appreciate any advice.
