We were advised to issue a fresh tenancy agreement (long story) after our tenant has been in the property for 17 years. She has never defaulted on rent but quibbled that it was NOT an AST (which it is) and so a solicitor suggested issuing a fresh RLA agreement. Which we've done and increased the rent from 1st July. The tenant has been cooperative since.

She paid a 280 deposit 17 years ago. Do I now have to put this into a Deposit Scheme?

Or would I be best returning the 280 to her (as this is going to be so involved and expensive!!)with a letter for her to sign stating she will not claim her deposit back if she leaves.??

This old 280 Deposit does not seem worth all the hassle!
