Access to repair outside of property
I suspect communications with our tenant are about to become problematic - it's always been by email and same day - but I soon need a roofer to attend to work outside the property and this time there has ben no reply.
All the guidance I've seen is regarding writing for access to enter the property but here this is not required as all the work is outside, but within the grounds. If emails have no effect I will write of course but can the tenant refuse the roofer access to the garden? There will be noise although not much and it will have to be daylight. Scaffolding will be erected the week before and those guys also require access to the garden, and then after the work to remove.
