1. The boiler in a rental property is now on its last legs and will need to be replaced imminently. The current boiler is a non-condensing boiler. The plumber has told me that in view of current regulations the new boiler will need to be a condensing boiler. Is this correct?
2. Will I need a new gas safety certificate as the boiler will be replaced. My current certificate is due to be renewed in November 2013 and this obviosuly records details of the boiler that is in place now.
