Issuing section 8 and 21 at same time.
Anyone got experience of issuing both these together. My tenant has rent arrears of 3 months plus i want to take him to court, I have not protected deposit but returned his deposit. I have issued gas cert, how to rent booklet and EPC and have an acknowledge from tenants. Is there any harm in doing both I'm lead to believe if section 8 is rejected i can pursue section 21 within the same court fees of £355?
