We are new to letting and have just come accross our first real problem. We think we have done all that we should but would be grateful for comments/advice.

A tenant is 4 months in arrers and has agreed to move out this weekend. The verbal agreement we have at present is that she will continue paying rent monthly until the full amount due is paid even after her tenacy is ended.

We did serve a section 21 notice after the tenancy began but as the agrements are amicable so far we have not served a section 8 notice. we have also said that we will not charge interest on the money owed provided all terms of the tenancy are met once she leaves the premises and payments of rent arrers are made as agreed.

Should we have done anything else? or have we been too kind? and what will we would if she does not move out/ make the payments/leaves the premises in an untenable condition?

The tenants daughter has left some verbally agressive voice messages for us and we are concerned about the situation we will be going into - can we ask for police or other professional support and can we charge the tenant for these expenses?

Thanks in anticipation of your help
