Removing a good tenant from an unlicensed HMO
I am unfortunately operating an unlicensed HMO. I want to put my house in order but realise now that a bedsit with own kitchen does not meet the minimum room size required. I don't want to lose the tenant and they would not want to leave. I can't issue a Form 6A (s21 notice). if the tenant refused to leave what would I need to do? If the tenant was happy to stay would the LA issue some form of exemption? I want to complete the work before notifying the council but not sure what to tell the tenant who's room is below the minimum space required. Any ideas?
