I have a tenant who wishes to renew (the rent has increased slightly and subsequently so too has the deposit) - I will send him a new AST and a request for the additional amount for the deposit, however, are there any other documents which I also need to provide? (The pack i.e. How to rent, EPC, EICR, Deposit Prescribed info, Deposit cert, inventory, risk assessment etc, etc was provided at the start - will these need to be supplied again?)
Also, I currently have 6 weeks of rent as the deposit, will I need to refund any amount once the new rules kick in (which limits to 5 weeks)?
