I attended my tenanted property this morning with an electrician as the tenants had complained of an issue with the lighting. The tenants were not at home, but gave me permission to attend. Whilst there I noticed that the tenant has removed the smoke detector in the hallway of the property. The property is also filthy with rubbish, food etc everywhere and marks on the walls. The property was completely refurbed before tenants moved in - I was quite shocked by the state of it. Do I issue a written warning? Are there any templates for this? Many thanks
