Hello,

Im a letting agent and recently a property I manage the immersion heater stopped working. The landlord delt with it within 1 day and it was basically the timer that was broken so it was fixed but now if the tenant wants hot water he has to switch it on by the switch rarther than the timer.

The tenant seems to think that because he had a timer at the begining of the contract it should be replaced and Ive explained that the landlords obligation is simply to supply a working hot and cold water supply. I was recently contacted by the local council housing officer and he agrees with the tenant although in the tenancy agreement there is nothing that specificly says the landlord will repair and replace like for like, obviously if the tenant breaks something then that needs to be replaced like for like.

Could you please confirm this?
