We are purchasing a house for our daughter to live in whilst she at University and had planned to help fund the purchase by renting spare rooms to 5 of her friends. The new proposal for needing planning permission for rented properties not for families deeply concerns me.
The intention was to decorate, re-furb and do the necessary work for HMO compliance over the summer and begin the tenancy in September.
1. If we bring forward the tenancy start date to pre April 6th would this get round the proposed law?
2. Would some or all of the students actually have to move in?
The house was a student house pre 2008 but 2008 - 2010 was owned by a two families
I would be grateful for your advice as soon as possible we are due to exchange contracts at the end of the month, and would struggle to fund the purchase without a rental income.
