Hi,

I recently purchased a property in Nottingham that is divided into 4 bedsits. There are no shared facilities and each bedsit is liable for council tax.

The previous owner of the property obtained a HMO license under the Nottingham Additional Licensing scheme.

The council is now saying that they no longer license Section 257 HMO's and that I need to make a Selective License application for each individual bedsit (i.e. 4 licenses altogether).

This is confusing as my understanding is that the property falls within the definition of a HMO under section 257 of the Housing Act.

Does the council have the discretion to decide which license to apply?
Is my property a HMO or is it not?
