Part of our portfoilio is rather run down on scheduled for complete refurbishment. we specialise in housing benefit tenants even homeless thrugh some organisation for this part of the portfoilio. Our problem now is many tenants thus taken start complaining to the local private sector housin standard about the condetions of the flat. In many cases they do this to obtain council housing.
We have this young new inspector who really goes to town on what she want done to the property - she almost want the property to be completely refurbished - not only that, when she come to inspect one flat she also insist inspecting other flats in the building some times up to six flats and orders work to be done.
Surely there has to be minimum standard and maximum standard and limit to her jurisdiction- she seems to apply the leter of the law without using any discretion.
1.How do we deal with her? How can we keep her in check?
2. Suddenly she also started to insist on seeing EPC for every property (I know we are suppose to have one) surely it is the trading standards who can insist on that.
Any constructive advice will be appreciated
