What planning class & building regs.
As this is is not 3 floors it doesnt need licensing and a breif talk with the council confirms this. luckily we dont have lots of HMOs in large terraces to get the council to have additional licencing.
I am not sure how to go about change of use as it is currently C2, but their doesnt appear to be a class for it so will it just be su generis and will their be problems with having to go to plannig committee or would it be internal to planning dept?
Also not sure about building regs, we will put in a new kitchen (double boarded ceiling etc) and make the ensuites with showers, does this count as permitted rights?
It already has full fire protection ie proper alarm, intumescent strips etc. so not worried there.
