I have just read about the tenant fees ban and I am not sure about two items:
first, the contract template mentions various fees for expenses incurred for reminders, unpaid cheques, etc. Have these now to be excluded from the contract?
Second, my tenant would like to have a dog, which is ok by me, and I shall add a pet clause - I am thinking of asking for an extra deposit a request for a professional cleaning done at the end of tenancy with receipt. Is that the correct way to go about it, so that in case of default I can use this extra deposit to pay for the cleaning expenses? Would this be considered as fees?
