repair obligations to leasehold property
I own the freehold of a 3 storey building . It is split into a maisonette on the top 2 floors and a one bedroom flat on the ground. I also own the maisonette. External works are needed to the whole building, I have a builders estimate of £5,000, Please could you tell me what proportion of this it is reasonable to ask the ground floor flat leaseholder to contribute and how should this be enforced please. The ground floor is not occupied by the leaseholder, it is let and the lease has around 90 years still to run . thank you for your advice.
